Selling Your Home in Greater Orlando

When you’re selling a home in Florida, it’s important to get started on the right foot. Armel Real Estate will walk you through the step to make sure you sell for the right price. Here are some important tips to remember:

  1. Create a game plan, target list date, price point. (Pricing right from the start is critical).
  2. Prepare your home for sale. Create a mini-inspection to fix small, evident issues (inside and out) that a Buyer’s home inspector will address. Buyers want “move-in ready” homes where they will not have to spend much after moving in. We need to make the house “show ready!” The contract will be “AS-IS,” meaning the Buyer is purchasing it as it is, however, there are four major issues that will need to be addressed by any Seller for any Buyer:
  • Mold
  • Major AC unit issue
  • Major Roof Issue
  • Major Pool or Pool Equipment issue. Otherwise, the potential list of small items may or may not be fixed by the Seller depending on the strength or the offer. Advise of any item that is “attached” that does NOT convey.
  1. Closing Costs are approximately 2% of the sale price plus Realtor Commissions at 6% of the sale price.
  2. When ready, ARE will have professional and aerial photos taken. We will also provide quality brochures.
  3. We will list your home on the MLS and ALL real estate websites (Zillow, Trulia, Hotpads, etc.) as well as the ARE website. I will include the Property Disclosure, HOA Disclosure, Floorplan and Survey within the MLS listing so the Buyer’s will have before submitting an offer. This makes for a much smoother transaction.
  4. We will place a lockbox placed on the front door but access will only be granted to those realtors that click the “Showing Request” button in the MLS and follow the showing instructions which includes calling me first to get the gate code and other info. Every time a realtor clicks the “Showing Request” button, I will get an alert to my email. I will immediately forward to you simply so you can see the amount of activity on the property.
  5. Receiving an Offer- I will let you know immediately when an offer is received and we will determine whether or not you would like to accept or negotiate. I will negotiate verbally with the Buyer’s realtor and then finalize it in writing once both sides agree.
  6. Once we have a fully executed contract I will send to my Title Company- Prominence Title and they will process the entire transaction through the day of closing. They will contact you directly to obtain your payoff info. And any other necessary info.
  7. PENDING- when we are under contract with a buyer they will have several things done, in this order:
  8. Home Inspection
  9. WDO Inspection
  10. Appraisal. Home inspection should occur within 5 days or so and once this is “acceptable” to the Buyer, the Buyer’s realtor will advise the Buyer’s lender to go ahead and order the appraisal. Appraisal process usually takes 7-10 days.
  11. Several days before closing you need to contact all power and utilities companies to have then remove your names. All must remain on for the day of closing.
  12. The day of closing you will bring all keys, gate clickers, garage openers that will be given to Buyers after signing.
